Crystal Bay

Lake Greenwood’s beautiful “Hidden Lake” makes Crystal Bay an especially nice choice. Located on the east side of the lake about 15 miles from Greenwood, Crystal Bay offers large lots for beautiful estate homes and lovely forested rolling hills. Residents enjoy a gated entranceway, small marina/boat ramp, RV/trailered boat storage and a nice-sized pretty pavilion overlooking the lake for family special events.  Waterfront and interior lots are still available. Great location for easy access ito Greenwood and its Laurens County location makes for easy access to Laurens and Columbia.

Eagles Harbor

This gated community is a nature lovers delight with large, pretty, wooded lots both lakefront & interior. There are 175 home sites, but only a handful of full-time residents to-date. Spectacular views of the lake, plentiful interior lots with lake access, boat ramp, limited boat slips for purchase (check availability) boat storage and lots of birds/deer wildlife. Easy access into Greenwood. Great value on the lake.

The Essex

Located on the southwest side of Lake Greenwood, The Essex offers 3 bedrooms/2 baths condos, each with its own boat slip, and magnificent views. Accessed by elevator, spacious floor plans have hardwood and tiled floors, carpeted bedrooms, fully applianced kitchens and utilities, and a screened porch to enjoy the panoramic and tranquil southern side of Lake Greenwood. Grand Harbor

This prestigious 378-acre golf and lakefront community offers approximately 400 home sites with about 80 elegant homes built by the end of 2006. Most waterfront lots are .25 to .5 acres with city water/sewer & natural gas, although home resales on Compass Point (Phase I) are typically on one acre with a septic system and city water. Pick your own builder or use one of several community-approved builders. An Architectural Review Board approves all plans. There’s no timeline to build, but minimum square footage is 2000 sq. ft. on the water (1500 for interior). Canoe Bay, a section within Grand Harbor, is dedicated to high-end/low-maintenance townhomes offering 2000-2800 sq. ft., double garages, hardwood floors, natural gas and steel appliances. Waterfront lots in Grand Harbor come with sturdy interlocking stone seawalls and a shared dock system (you share a walk-out with a neighbor but each have your own boat slip). Residents enjoy a cashless lakeside cabana bar & grill, large pool area, hot tub, banquet rooms, a 96-slip marina, and porches with fireplaces overlooking the lake. Tennis courts are sub-irrigating, soft clay hydro courts. The 1100 sq. ft. Fitness Center is top-notch with Universal weights, a large selection of modern workout equipment and TVs with wireless headphones. The acclaimed private Patriot golf course is a classic rolling 18-hole Davis Love III signature design, voted SC’s Best New Golf Course in 2004. Grand Harbor ownership, including ownership in one of its partner communities, The Retreat or The Plantation, (even vacant lots), includes mandatory membership in the Grand Harbor Golf & Yacht Club. Harborside

Harborside is home to beautiful waterfront estate residences and undeveloped wooded interior lots on the west side of the Lake, just a few minutes to groceries/gas and 15 min. into Greenwood. No clubhouse amenities or dues, just annual HOA. Year-round water and big, big water views. Boat or trailer storage is available as well as a boat ramp for interior lot homes. Newport

Grand Harbor’s newest development with beautiful oaks/hardwoods. There are 182 home sites on 146 wooded acres. Owners here share amenities with Stoney Point, but will eventually have their own 100-boatslip marina with boat launch and covered storage, clubhouse, pool, marina, amphitheater and kayak pond. Greenwood County.

Palmetto Crossing

“Lake Greenwood’s (future) Town Center.”  Boat ramp, a large marina with day docks, and the first new constructed homes are already in place for this planned combined residential and commercial community.  Market Commons will be dedicated to shopping/dining/services. Three adjoining residential communities are planned, designed with appealing Charleston-style architecture, including two single-family home neighborhoods and a 5-story upscale condominium. Residents will enjoy a large pool area with heated pools, a state-of-the-art wellness center, lushly landscaped parks, direct access to Market Commons via walking trails and a 1/3 mile gas-lamp-lit lakeside boardwalk.  Charleston-style carriage homes feature multi-level balconies, private elevators, hardwood floors, and gourmet kitchens. Condos will include two- and three-bedroom residences, with 24-hour security, concierge services, private balconies, hardwood floors and gourmet kitchens. Planned atop The Pointe condominium is the Palmetto Club, with screening theatre, wet bar, billiards, gas fireplace, private locker facilities and a large balcony with sweeping views of Lake Greenwood. Pucketts Ferry

This beautiful, gated community is one of Greenwood’s more established lakefront neighborhoods. Located on the west side of the lake in Greenwood County behind the Fuji plant, Puckett’s Ferry has mostly resale homes on nice-sized lots. Only a few minutes to groceries/gas, Fuji & Solutia, and 15 minutes into Greenwood. Nearby communities include the Retreat and Harborside. Amenities include a clubhouse & tennis courts and boat launch/docks for interior homes. Greenwood County.

The Retreat

This small, gated neighborhood of 62 homes sites is a partner community to Grand Harbor and sits on 115 acres. About half of the lots have been sold and the first beautiful homes are being constructed. Most of these properties offer sloping properties with a mix of pines and hardwoods for wonderful “high bluff” views over a wide cove and the lake. All waterfront lots are at least one-acre parcels with a min. of 100 ft. frontage and nearly all are dockable. All lots have city water/sewer & natural gas. Pick your own builder and build on your own timeline, but all plans are approved by an Architectural Review Board. Min. sq. footage for lakefront homes is 2000. Owners have access to a new country/mountain style lodge clubhouse with roaring stone fireplace and an open heated pool with outside fireplace, nature trails, community and wildflower gardens, and a community boat dock (leased slips). Owners automatically have shared amenities access to the partner communities of Grand Harbor and The Plantation. The Retreat is convenient to Fuji & Solutia, about 7 minutes to major groceries, 15 minutes into Greenwood. Nearby neighborhoods include Pucketts Ferry and Harbourside. Greenwood County.

The Plantation

Several beautiful estate homes have been built in this prestigious 200-acre natural environment that is a mix of pines, hardwoods and fabulous open water views. Its 125 home sites are mostly private 1-acre wooded, lakefront properties, but one section, Verandah Beach, is reserved for themed Charleston-style multi-floor residences with 2500-4000 sq.ft. and elevators, on narrower, maintenance-free lots. All lots have city water/sewer & natural gas, and nearly all waterfront parcels are dockable. Pick your own builder and build on your own timeline, but all plans are approved by an Architectural Review Board. Min. sq. footage for lakefront homes is 2000. Property owners at The Plantation have nature trails, a protected bald eagle preserve, a Clubhouse, open air heated pool, a park area, resident boat dock/ramp, and love the proximity to the adjacent 1000-acre Greenwood State Park. Owners are also automatically (mandatory) members of the Grand Harbor Golf & Yacht Club (a short boat ride away), and also have access to the Plantation Equestrian Center. The Equestrian Center is a well-designed facility with a clean, well-built multi-stall barn, several large paddocks and a jumping/exercise arena with crush-and-run surfacing. Riding lessons and boarding are available, and new trails opened early 2007 provide a good hour’s worth of riding on site. There are a limited number of 2-acre equestrian/interior residential lots with lake access. Nearby Fort Star, with its miles of trails, is only a 10-minute drive for horse trailering. The historic town of Ninety Six provides groceries, gas, banking, and restaurants only 5-10 minutes away.  Greenwood County.

Stoney Point

Stoney Point, located just east of Greenwood, is a well-established 400-acre golf and lakefront community with about 400 homes sites and about half of them with homes. Pick your own builder and build on your own timeline, but all plans are approved by an Architectural Review Board. Min. sq. footage for lakefront or interior homes is 1800. All lots have city water/sewer/natural gas. Waterfront parcels are mostly developed but luckily, beautiful resale homes do enter the market. Stoney Point’s rolling golf course, The Links, is a championship 18-hole course open to the public, but mostly played by residents, who get preferred tee times. There is golf pro-shop at the Clubhouse. Bermudas, the Clubhouse restaurant at The Links, is open to the public (and really quite good). Soft hydro-clay tennis courts, a fitness center, resident boat ramp/marina and dry rv/boat storage complement elegant homes and make Stoney Point one of Lake Greenwood’s desirable waterfront communities. Stoney Point shares amenities with another very new, small waterfront community, Newport. Greenwood County.

Summer Pointe

Summer Point is a new, small restricted waterfront community with less than two dozen waterfront lots with wide cove and open water lake views. Most lakefront home sites offer at least 90 ft. of water frontage. The community’s infrastructure includes a small clubhouse, pool and gazebo. Several new homes are being constructed. Gently sloped lots and level parcels make this one of the lake's new desirables. Near the golf/yacht community of Grand Harbor. Greenwood County.

Summerset Bay

Summerset Bay looks out over the deepest part of the lake, close to the dam, and offers gorgeous lake vistas. Lovely homes and waterfront lots, this is a well-established, rural, restricted lake community. Closer shopping in Ninety Six around the bottom edge of the lake or a nice drive into Greenwood, but also easy access to Newberry, Columbia, & I-26. Adjacent to the restricted & similar Watersedge community. Newberry County.

Terrapin Pointe

Located at the northwest end of Lake Greenwood on the Saluda River, this serene gated, restricted community offers lovely rolling terrain with easy-build lots and big wide panoramic views. Near Hodges and Ware Shoals, Terrapin Pointe is an easy <15 min. from Greenwood. Large 1-acre+ lakefront lots have majestic hardwoods, underground utilities and gas available for your stove, fireplace etc. Residents can take advantage of a community boat ramp with plenty of day trailer parking or a community boat slips.
